inspection
We are buying a house.
No question about that. We signed and initialed papers. Initiled to say we had read them knowing full well that NO ONE reads them, because some of them are unreadable.
Yesterday I met a new friend! He is a home inspector. Our new house has a lot of floor space, but he said it would not take him as long as it might so he knocked a hundred off of his fee for inspection.
He found where water was leaking (and took picture). He found a shingle that had lost it’s top coat. He found all sorts of fairly minor things (except for the toilet leak in the Master bedroom).
But there were no major problems. The structure is good. There are all sorts of cosmetic issues, but I can at least see them.
He had a tiny camera and took pictures of everything to back up his observation. He gave me the slide show and explained everything. Next he writes a report, complete with pictures and sends it to Barb, the realtor, and to me.
Barb says we will ask them to repair or replace everything that is on his list. We will ask for the moon she said. We will get a few things! I can live with that.
So Ralph became my special friend for the day.
